WHAT DIFFERENTIATES HOPE APARTMENTS FROM OTHER BERLIN AGENCIES?

We are an agency led and shaped by regular clients with seven staff members and a stock of approximately 80 properties. This enables us to offer a more flexible and face-to-face service than other agencies. We love to take on individual requests and you will always have the same contact person.

Furthermore we have exclusive contacts to companies who provide us continually with reliable and pleasant tenants. We advertise on Immobilienscout and many other popular booking portals (e.g. Homelike, Airbnb, Wunderflats etc) and you’ll get the same scope as if booking via a larger agency.

With our all-inclusive rental service you can rely on us that your property is not only well booked byt also perfectly maintained. The average operating grade is above 95% and the average term of lease ranges from 4 to 12 months.

 

WHY HOPE APARTMENTS AND NOT ADVERTISING BY YOURSELF?

There are many booking portals online which you now can use as a landlord. But to get your flat advertised is only half of he rent. Viewings, handovers and cleaning services will not be facilitated by those portals.

We see ourselves as property manager and advertising agency in one. Our professional and inventive properties – advertised on our own website as well as on leading online platforms – stand out from the crowd.

In addition you will benefit from exclusive partnerships with companies, who provide us  with reliable and pleasant tenants. The average letting time ranges from 4 to 12 months.

Throughout the let we male sure that your apartment is regularly maintained cared for. Many tenants make use of our in house professional cleaning service and prevent bad surprises at the end of their tenancies.

You do not need a special ownership contract (SEV Vetrag – see the glossary in our blog) anymore. Since we agree with the tenants a lump sum (including all costs), which is only in the case of extreme consumption recalculated, you don't have to pay the operating costs.

...AND HOW MUCH DOES IT COST? 

Our service fees are set monthly, referring to the all-inclusive rental fee:
20% plus VAT (19%) for per each rented month.

Example: If we rent out your apartment for 1250 Euro per month, your rental income after deducting our commission will be 952,50 Euro per month.

We offer special rates for apartments with a rent of more than 2000 Euro per month.

The commission is a profit sharing, it only applies to rental. At vacancy, very rare, there are no fees.

 

HOW DO WE HANDLE THE FINANCES?

  1. The rent will be paid monthly onto your account
  2. Our service charges will be deducted from the rent or paid separately
  3. The deposit will be paid into a deposit account
  4. If there is need for a any claim for compensation, we manage it for you
  5. We pay back the deposit once you have agreed.

     

WHAT HAPPENS WHEN SOMETHING BRAKES AND GET MISSING?

We take care of the repairs and replacement if your interior. To ensure that the condition of your interior and equipment can be checked we need an inventory list.
If you don’t have one yourself we can do this for you. Costs are between 75 and 150 Euros.

 

WHO IS THERE FOR TECHNICAL PROBLEMS?

For technical problems where only a qualified person can help, e.g. the washing machine is broken, we organize an appointment with the handyman / technician and inform the owner about further actions. For minor repairs, such as a light bulb replacement, cleaning of drains, Internet problems, send we our own team and the owner for the the expenses.

 

WHAT SHOULD I CONSIDER WHEN FURNISHING MY FLAT?

We are happy to advice you with the interior design and know where to invest and where to safe money. If you wish so, our interior design team takes of the delivery and assembling of the furniture and produced tailor made solutions for you flats (like built in wardrobes). If you would like to commission someone with the interior design concept for your flat we can recommend you budget-save interior designers. Get inspired by their ideas!

If you are planning to leave Berlin and rent your private apartment we have following advice for you:

Declutter the kitchen, less is more (or the cleaning will be complex)
Only 2-3 beddings for each bed (white / grey iron free seersucker bedding)
Get mattress covers and a bedspread for each bed
Leave your book shelves 2/3 full
Don’t invest in indoor plants (unless you don’t care if they seize to exist)
Leave your internet connection; we only rent inclusive Wi-Fi and to order a new one takes time
 

WHEN DO I HAVE TO PAY VAT FOR THE LETTINGS?

Since 2010 for short time lettings for up to 6 months there may be a 7% VAT due as per Par. 12 Abs. 2 Nr. 11 UStG.
Excluded are so called “Kleinunternehmer” with a turn over of less than 17500 Euros a year.
The “Kleinunternehmer” rule may not apply to landlords living abroad.
As each landlord’s situation is different, we can therefor not incorporate the tax when pricing your property.
Please ask your accountant for advice on this topic.

 

WHAT IS THE ZWECKENTFREMDUNGSVERBOT ALL ABOUT?

Flats which are systematically rented out only for days or less than two months may be subject to this law. If the majority of your tenancies last 6 months or longer you should be on the safe side.

 

WHEN DOES MY FLAT GO ONLINE?

Once both parties have signed the service contract, we organise the photo shooting and your property will be online within 2 or 3 days.

 

HOW LONG DOES IT TAKE UNTIL IT WILL BE RENTED OUT?

Small flats are often within 2 to 3 weeks let, with larger flats and higher price ranges the time to market may take up to 6 weeks.
