It's not just the location and price of a micro-apartment that are important for letting success. The furnishings - which also influence the price - also play a decisive role. In this article, we provide you with a checklist of the furniture and fittings that should be present in a micro-apartment so that you can let your property quickly and successfully.
When furnishing micro-apartments, every detail counts: Our checklist will help you make the most of the limited space and create a stylish, functional home.

Kitchen

The kitchen is the heart of every micro-apartment. This small room or area should be both functional and cozy.
  • appliances:Stove, incl. oven or microwave with baking function and at least 1 baking tray and 1 rack
  • Refrigerator with freezer compartment
  • Dishwasher and washing machine (in our experience, these are a must)
  • Pots & pans: High-quality pots and pans have a long service life. We therefore recommend investing a little more in quality for the basic equipment – this will save you regular new purchases in the long term.
  • Crockery for four to six people, depending on the size of your home. This includes Soup plates, dinner plates, dessert plates, mugs, coffee cups, saucers, bowls, egg cups, large salad bowl. Our tip: Buy a large service and put a few pieces back so that broken items can be replaced quickly.
  • Glasses: water glasses, wine glasses, possibly champagne glasses
  • Cutlery: knife, fork, tablespoon, teaspoon, cake forks
  • Good cutting knife set: bread knife, paring knife, chef’s knife, kitchen knife, scissors
  • Chopping board
  • Other: spatula, soup ladle, wooden spoon, salad servers, pasta tongs, can opener, bottle opener, corkscrew, garlic press, peeler, whisk, measuring jug, salad spinner, sieve, trivet
  • Electronic appliances: Kettle, toaster, blender, coffee maker (or manual coffee maker such as French press, Aeropress or porcelain filter)
  • Waste garbage cans: These should enable waste separation.
  • Textiles: tea towels, pot holders

Living area

In the living area of a micro-apartment, which does not have a separate living room, it is particularly important to use multifunctional furniture. A sofa bed is ideal for this, as it serves as a cozy sofa during the day and can be transformed into a comfortable bed at night. This space-saving solution maximizes the available space and ensures comfort both when relaxing and sleeping.
  • Sofa bed or bed
  • additional seating, such as an armchair. These should be covered with easy-care material.
  • Couch or side table or bedside table, incl. cushions and blanket
  • TV module/sideboard
  • TV: We recommend investing in a smart TV, as the majority of tenants have internet streaming services.
  • Dining table, incl. chairs
  • Floor lamp/table lamp

Sleeping area

A good night’s sleep is also essential in a micro-apartment: it is important that the sleeping area is a cozy oasis that can be seamlessly converted into a living area during the day.
  • bed: Please note that a sofa bed is an exclusion criterion for most tenants. If there is little space available, you should opt for a (single) bed and an armchair.
  • Closet with clothes rail, (wooden) hangers and shelves. Make sure there is enough storage space.
  • Curtains or roller blinds. Make sure that the curtains are the right length. Loose curtains not only look unattractive, they also get dirty more quickly.
  • A good mattress with an easily removable and washable cover. Ideally, the mattress can be used on both sides.

  • Good, not too thin fitted sheets, non-iron
  • Comforters and pillows with synthetic filling, as these are washable and suitable for allergy sufferers.
  • If necessary, a protective pillowcase to protect the pillows from yellowing due to sweat, for example.
  • Comforter covers to match the comforter size. At least 2 sets.
  • The following applies to textiles in the bedroom: Pay attention to quality. The materials should be non-iron or easy to iron.
  • Bedside table(s)
  • Reading lamp(s)
  • Bedspread and matching cushions
  • Laundry basket with lid for dirty laundry

Bathroom

A well-designed bathroom is also very important in a micro-apartment. With clever solutions, you can make this small space both practical and stylish.
  • Soap dispenser

  • Towel holder
  • Toothbrush cup
  • Shower curtain or glass wall
  • Shelf for shower articles in the shower
  • Toilet roll holder
  • Toilet brush
  • Waste garbage can for toiletries
  • Textiles: large, medium and small towels, bath mats

Entrance area

  • Shelf for shoes or small shoe storage cabinet

Balcony/Terrace

Some micro-apartments have a small balcony. If your micro-apartment has a balcony, it is advisable to invest in good, weatherproof furniture that can be left on the balcony all year round. A small table with one or two chairs is sufficient for this.

More Tips

Remember that your tenants are moving into a temporary home. That’s why it’s important that you not only provide the necessary furnishings, but also create the right atmosphere. You can do this very quickly with easy-care carpets in the various rooms, a lighting concept, selected pictures and decorative items. Also make sure to hide cables.

Fast Internet
Fast Wi-Fi should already be available when you move into the apartment. As many tenants now work from home, this is a feature that should not be underestimated.
